Position Description:

The Project Manager’s (PM) primary role is to provide overall administrative and technical direction for multiple industrial projects in the $1M to $200M range with a focus on District Energy and Power Generation related projects. Working closely with the team (specifically with the Superintendent), the PM will manage all aspects of project delivery including cost management, budget forecasting, scheduling, and subcontract negotiations. The PM will also be responsible for leading all aspects of a project’s construction phase and serve as the point person for daily interaction with the client and design team including having management responsibility for the development and oversight of the entire project team. This specific role is intended to provide electrical and power systems expertise to the multiple projects being delivered.

Core Responsibilities:

  • Ability to provide all aspects of financial management including cash flow, project cost projections, change orders, contingency management, general conditions, etc. utilizing the BOND financial management software
  • Anticipate and manage any cost exposure
  • Work with Accounting to provide the monthly pay application
  • Understanding and implementation of the Subcontractor Payment Management software
  • Understanding of how to implement subcontract/vendor contracts and purchase orders
  • Be the primary interface with the Design Team and Owner
  • Ability to analyze wage rates and approval of same
  • Participate in subcontractor procurement and developing scope sheets
  • Lead weekly internal team meetings
  • Solve construction issues that arise and settle disputes
  • Participate in the project conceptualization, estimating, and preconstruction process including design build and EPC Delivery
  • Assist in the development and maintenance of the construction schedule; monitor schedule and collaborate with the team and subcontractors regularly to meet milestones
  • Support the Company Safety Program and participate in safety training and meetings
  • Analyze workload and staffing levels proactively and work to resolve issues related to manpower issues
  • Chair the weekly Owner’s Meeting
  • Participating and understanding the MEP&FP coordination process
  • Develop strong relationship with the Client by constant communication of schedules, financials, and construction progress
  • Provide a monthly report for the Owner per the company standard
  • Track and manage insurance and subcontractor/vendor agreements
  • Track and manage payment and performance bonds
  • Verify project builder’s risk is in place
  • Understanding of OCIP/CCIP implementation
  • Understanding of audit provisions per the Owner agreement
  • Keep upper management informed by providing monthly cost reports including forecasting of labor and subcontractor exposure
  • Ability to thoroughly review subcontractor/vendor shop drawings
  • Keep current the progress prints and update all drawing changes weekly
  • Ability to track material deliveries to the site and constantly maintain a “required on job” log to make sure the construction material is on the project site on time
  • Responsible for analysis and quality control of all project documents (submittals/log, RFIs/ log, shop drawings)
  • Review and analyze submittals to ensure compliance and quality control with contract documents
  • Ability to do field measurements and installation review to facilitate product installation and project closeout by providing the required documentation per the specifications
  • Developing a financial closeout matrix for subcontractor/vendors
  • Assists in the developing, tracking, and completing the punch list
  • Assists in the developing, tracking, and completing the project QA/QC Program

Desired Experience:

  • Extensive experience in alternative delivery models (Design-build, EPC, Preconstruction)
  • Experience with specification, competitive bidding & procurement of complex OEM equipment
  • Knowledge of contractual performance guarantees as related to delivery of energy projects
  • Management of third-party specialty design and consulting firms and integration into final engineering deliverables
  • Design, operating, and commissioning experience with power generation equipment including combustion turbines and reciprocating engines
  • Design, operating, and commissioning experience with centrifugal chillers including electric, steam turbine, or absorption cycle including ancillary equipment and water treatment systems
  • Design, operating, and commissioning experience with industrial scale water tube boilers, heat recovery steam generators, and ancillary equipment; full understanding of the steam cycle including water treatment
  • Knowledge of advanced automation and controls systems
  • Knowledge of medium and high voltage power systems and equipment including electrical protection relays and coordination
  • Knowledge of utility interconnects and fuel delivery systems
  • Knowledge of regulatory oversight, monitoring systems, and operating permits including Title V
  • Start-up and commissioning experience in an operating, mission critical facility
  • Understanding of College & University, Healthcare, and Utility markets

Qualifications:

  • Must have strong ability to understand strategy of the “Master Project Plan” with ability to anticipate issues and opportunities
  • Demonstrated knowledge of construction cycle related to all aspects of scopes of work, estimates, plans, and specifications
  • Must have excellent organizational skills
  • Be able to proactively influence and establish positive working relationships with unions, subcontractors, and BOND employees
  • Must be detail-oriented, organized, flexible, and able to effectively multitask while working in a fast-paced environment
  • Must have excellent time-management and prioritization skills to ensure deadlines are met while providing accurate deliverables.
  • OSHA 30-Hour Training
  • Must have a robust knowledge of Primavera Scheduling Software, document management software, MS Project software, cost management software, Microsoft Office
  • Willingness to travel and work on projects throughout New England and the Mid-Atlantic
  • BS diploma in Electrical Engineering; professional registration is a plus
  • 8-10 years of related work experience in a similar environment
