SITUATION:
BOND provided preconstruction and construction management services for the new 17,500 sf Lahey Hospital Department of Dermatology & Mohs Surgery. The project included new exam rooms, Class A procedure rooms, phototherapy rooms, and an in-house laboratory. The new facility is located at 67 South Bedford Street, Burlington, MA, within close proximity to the main Medical Center.
CHALLENGES:
- Construction completed in an active, fully operational office building
- Existing HVAC ducts not configured for a healthcare facility
- Minimize disruption to abutting IT room
- Work with National Grid to ensure that the new gas line would be installed properly
- Complete site work during winter season
- Fast-track schedule due to client relocation needs
SOLUTIONS:
- Placed the HVAC unit outside on the ground next to the new healthcare space assisted in getting the ductwork into the space easier
- Coordinate meetings with client and architect during preconstruction helped to minimize disruptions
- Tightly-monitored demolition around the IT Room and rerouted power to ensure Lahey Hospital’s technical flow of information
- Document new and existing utilities for National Grid to ensure smooth installation of new gas line
RESULTS:
- Finished two weeks early and on budget
- No disruption to adjoining offices
- New facility better serves the Burlington and Metrowest communities with twice the number of procedure rooms, in-house laboratory and Class A procedure rooms
