SITUATION:
The Division of Capital Asset Management and Maintenance’s goals at Massachusetts’ largest Community College, Bunker Hill Community College (BHCC), are to create a New Academic Student Success Center, relocate several of the College’s support programs from currently leased spaces back to the main campus, and upgrade the campus’ electrical infrastructure. The project includes a new 60,000 SF academic building to house academic support services; A 35,000 SF partial renovation of Building E; and the replacement of the primary electrical infrastructure throughout the Charlestown campus. The new building’s academic support services will include a new library/learning commons and will be accessible via existing circulation in Buildings B and D. The Chapter 149A project is targeting Massachusetts LEED certifiable standards. BOND Building has been engaged in preconstruction efforts with the design team to determine the most effective construction phasing and early bid package strategy.
CHALLENGES:
- Despite an almost five-fold student population increase, the building has remained largely untouched since its 1973 construction
- Occupied building and campus in congested urban environment
- Expiration of currently leased space in 2025 driving timeline
SOLUTIONS:
- Address deferred maintenance and expand the College through re-purposing of existing space and new construction
- Develop intelligent phasing plans to keep the student population safe and undisturbed throughout construction
- Work with the design team to procure early packages to expedite construction
RESULTS:
- Equip students with convenient access to a host of programs supporting their academic success
- Provide safe construction on an active occupied campus with minimal disruption
- Meet a 2024 final phase construction completion date
