Situation:
BOND constructed the new 305-bed Apartments @ 525 Huntington Avenue for the Wentworth Institute of Technology to provide much-needed living space for the institution’s junior and senior students. The 110,870 SF building offers 72 units of living space combined with ground floor offices, common space, and bike storage areas. Touted as the “next generation of Wentworth buildings,” the new residence hall encourages students to live on campus, improving a sense of campus community and increasing student safety.
Challenges:
- Located on a tight urban site along busy Huntington Avenue
- Triangular, zero lot line abutting residential neighborhood
- Contaminated soils due to the site’s former use as a gas station
Solutions:
- Utilization of LEAN construction methodologies to facilitate fast track schedule
- Development of an enabling package during preconstruction to facilitate the disposal of contaminated soils
- Just-in-time deliveries were coordinated closely to maximize schedule efficiency
- Mitigation strategies were developed to minimize noise, dust, vibration, odor, and other related disruption to the neighborhood’s daily activities
Results:
- Re-engineered façade with design team to reduce cost and speed project delivery
- Highly successful small batch planning process
- LEAN practices and Pull Planning cut 3 months from overall schedule
